The counterclaims are all set-ups and bogus claims of substandard housing and me unwilling to rectify any situation, BOH complaints, breach of lease-though I never saw a lease, breach of quiet enjoyment, retaliation, and emotional distress, it's all ridiculous, but apparently these types of people get away with working the system.

I have used the same check for probably 100 offers at this point.If/when an offer is accepted, the listing agent will likely require certified funds, and the initial check will be ignored.Unless your agent is unwilling to handle things this way (e.g., they ask for an actual separate check for each transaction), this is the easiest way to handle it, and saves you from going through 10 checks a day

If your bank is "unwilling" to refi a SBA loan with another SBA loan, then simply apply for it with them and request a denial in writing.

Paying outside of closing would be a big red flag.The fact he's unwilling to tell you the address would indicate to me he doesn't have it under contract and is worried about you contacting the seller directly.
