When you look at foundations out of state if they are slab on grade and they break its a pretty big undertaking to get them back to level...

However, the costs of such an undertaking are not insubstantial and, would {most} often be better spent improving the performance of the building envelope and, if needed and possible, upgrading the central boiler to a {smaller output} high-efficency, direct-vented, gas-fired boiler.

The OP did mention this is a SFR, so no other units, which obviously makes this consideration more important.All that said, viewing this as a cost you should or shouldn't undertake due to how many months it takes to recoup is, IMHO, the wrong way to view this.

In my county once an item is placed at the curb the eviction is complete.If unsure how to undertake evictions in ones county the information is often online under government offices; and again, the clerks in the clerk of court are very helpful with providing information on the process and the forms but CANNOT provide legal advice.As a general rule if a landlord begins the process early (the 3-day Pay or Quit notice immediately after rent is due and not paid), the filing after this notice expires,  the entire process usually takes a month to complete.
