I'm guessing that it would be difficult to be unbiased about the value of RE education.

Their opinion will always be slanted toward their agenda, not really an unbiased opinion.

i will try again here:to be fair, i think it's perfectly acceptable to offer a counter opinion and a bit of a warning to a newbie investor who is asking for honest and unbiased advice (which was the beginning of this post).  

I wish you had more positive results but I certainly appreciate you giving myself and the community your unbiased experience.

An investor that owns properties in the same area that isn't incentivized to give you unbiased answers would be an excellent resource to get more information.
