Let's keep the negativity around the asset class away...Mill Houses comprise much of the most affordable inventory in the Carolinas and other areas of the Southeast (Greenville, Spartanburg, Charlotte, Gastonia, Shelby, Triangle - Raleigh Durham, Augusta, Columbia, Hickory, Rock Hill).  

I've got some great contacts in the Triangle, if you're interested in the Durham market.

It is challenging already to put together a sensible work triangle inside.

hey @Bob Jaeger I'm rehabbing a unit the old owner had bandaids.l on things. bathroom window ledge is about 18"wide x 13"deep at the deepest, almost isocelse triangle kind. on the ledge he had put wood covered by drywall.

Plus you're getting farther away from the strong university system that the Triangle has.

Great post.I'll add Durham, NC historically has been a great entry market for a lot of investors to start off due to its lower priced homes compared to other Triangle areas like Raleigh or Chapel Hill.

We have one nice house on a charming block right in the heart of what ten years ago was called "The Murder Triangle," which gives you sort of a feel for the change that has occurred. 

A lot of what I consider b/c is on the north side in long standing areas like Englewood, vandalia, Huber heights, and emerging areas closer to downtown like Shiloh, university heights, and Dayton triangle.
