This is not a straight answer to your question but this is an answer for your next project. 

Hey Joshua,I'm currently in the throws of a development project in Brooklyn, and the $300 a sf model is a little light, especially if you plan on decent finishes. 

You have $400K to invest and are thinking about duplexes out-of-state and Columbus, OH has been tough to find cashflowing deals.I think you are wise to be thinking about duplexes as they are more affordable and you should always, hopefully, have at least one tenant paying.

Most focus on rate and amount of cash to close but bad loan administration or bad loan administration policies may cause the project to be far more capital intensive if viewed beyond day one of funding.

If you want to do a little projecting and can see the rents returning back to normal (precovid with normal growth) then now might be a good time to grab one. 

Hello Anshuman, I live in the OC area and we help many investors with financing their projects.

I was just the RE Broker on the townhouse project had nothing to do with the deal between the investor and the developer ( they had 4 or 5 other deals going at the time) But on this one the Investor sued and he sued ALL of us.. including most of the subs that worked on the project the developers staff  Myself  The guy who put the pilings in for the Peir in the lake the landscapers the janitorial folks I mean everyone..

I try my best to stay motivated and focused even though had a few rough experiences on other projects before with them.

The cost of the furniture is tough up front-- you can rent furniture or go through FB marketplace.

Also, knowing the tech terms for a project benefits u bc guys will know you know SOMETHING about what is involved.
