I agree with Russell @Fernando Gonzalez-  I’ve been selling & investing in the DC Market since 2003 & this area always seems to thrive when most of the Country is struggling...  

A company can't thrive without a strong sales department.

The universities employ so many people which makes the economy thrive as well.  

In my opinion, for one the companies that make the largest percentage of the stock market (Apple, Microsoft, Amazon etc) are currently thriving and this will continue.I know a lot of people lost a lot of money in 08-09 but that is likely because they were speculating or sold when they should have held.To counter your points I know investors who rode that recession through and lost zero money.

They fixed up one part that just went bad in a closet this week, and paid for it themselves, they diligently watering the new bushes that we've planted in front of the house and they are thriving now. 

Finally, remember that by renovating units you’re not only increasing your monthly income, you’re also increasing the value of the property when it comes time to sell.Be bold, be strong, and thrive!

The continued rebound in pending home sales suggests that the real-estate market is thriving in spite of the continued rise in COVID-19 cases across the country.

Industrial on the other hand is still thriving and will likely continue to do so in a relative sense.     

That said, As a “safety platform” during a pandemic it’s the best and i predict it will thrive as long as the pandemic is not controlled.
