Appears this may be a C/D property problem disguised as a TP issue.The point of my raising the fact that I replace anything that is broken is to suggest that I’m not a slumlord…I do take pride in what I do and I respect and try to keep up with any repairs in a timely manner.

Likewise, the Fed will not hold interest rates high for a prolonged period of time (but the next couple of years will see them elevated I guess)… In the short term they will continue to raise them to continue to combat inflation.

It is very difficult to execute as there are so many moving parts and people involved. if you do a few buy and holds first, test out contractors and slowly build your team you can prepare yourself to take on deals like this.

Recently, PM suddenly told me that this property needs "lead testing".My PM is not aware of this I already have 2-year lead certificate from the previous onwer AND assigned an inspector for lead inspection for me.
