You have to compare what the tenant pays now with a business loan mortgage if they have one and costs versus what they would be paying you in rent and if that is sustainable or not (stress testing) them. 

So I’m not sure if it is as easy to have a small wholesaling business anymore.I’m open for feedback if anyone else finds wholesaling can be a sustainable small business.

I won't go into the details of every issue but I am sure we have gone above and beyond and have taken care of even the most minor issue(or non issue) in a timely manner.
