I hadn't got my license yet but when he saw the contract required that I be able to get his schedules from the IRS plus statements from each tenant to verify status of everything I thought he was going to have a stroke.

Some investors may not want to buy the property in an LLC so you should check your buyers on their requirements.If your flipping to a Retail C-buyer, then your going to purchase the property with your LLC on the A to B, then resell th property on the B to C, not the LLC.In my opinion, short sales are one of the most difficult deals to orchestrate, but the broad strokes in your outline sound okay to me.

Perhaps the biggest stroke of luck (or maybe this is just how things work), is that each of my bosses saw me as a younger version of themselves, which made the whole mentor-mentee thing natural.I think having a real estate license was a critical step in building those relationships.
