If you bought a new doormat and put flowers in the pots to spruce up the curbside appeal right before you sell that can be expensed off.   

Without a doubt, kitchen remodels, master bath remodels, curb appeal (front lawn, rear lawn, shrubs, flowers, clean driveway, new garage door, etc), and fresh paint and flooring will bring you the most value add.

In a mobile home you have a yard, space to park your stuff, a lawn to mow, flowers to plant and some space between you and your neighbor.

We didn't.Also, anyone who asks if they can plant flowers.

The worst part of it is the back yard is a mess (decorative pond, flower boxes that aren't kept up, etc).

I noticed many 20 somethings out walking dogs, lots of flowers, etc.

So you'll see landscaping in MA stores to encourage mulch and flower sales.

Shrubs and flowers planted, etc.

If it's that weak of a cash flower, even at a 40k discount, it's not not a strong market or asset for rental property investing in this phase of the market.$150 is never going to be enough to cover the incidental stuff that happens outside of your pro-forma expenses.

A suggestion is to also use locks on gates and even security signs in the front flower beds.
