I refused to close and lo and behold the tenant was out right away.Because you closed with the tenant in place he's now your tenant.

How do you calculate the option assignment fee for these L/O deals?

Using Wendell's cashflow analyzer I am trying to structure a Lease option purchase and LO Sale on this property that a family friend is selling.

I use sandwich L/O, sub2 and land contracts to buy property in this crazy market.

If you had gotten an attorney, they would certainly do it, but at a price and they aren't even required for a L/O, especially before trying to operate out of state. :) 

I looked up at the county records and lo and behold, it's a HUD home.

Do some agents refer a LO or Lender?  

I believve I will go that route, since current LO said my score will be pulled again...
