I would just hate to be an owner occ and the next thing I know my neighbors house now has 3 to 5 rooms rented with all the cars and traffic etc..

My MIL just did something similar- moved in to a retirement home and rented out her primary residence.

I rent to one couple or small family for the full rental period - no less than 2 months and no more than 3 months.

Later I find out from the tenant that the tenant pays their rent early and has already paid January’s rent.

It sounds like there are several of us here with homes with Wagner Nolasco and Build 2 Rent direct. 

You can't rent out a PO box and live there.And yea that sounds like a huge red flag to me.

But after a flip, you will probably sit on the market for a while depending on the location approximate nearest city. 

Rent is around $130k  per month. 

You want to be close to RTP (our economic hub) and the airport (located right by RTP).
