I'm thinking of buying this as a rental, renting out the house and fencing the back part and renew a lease to rent it separately.

SFH rentals?

I manage hundreds of rentals, thousands of renters.

To be more specific about what i'm looking to do: My 1-2 year goal is to employ the BRRRR strategy with SFHs and Condos by buying distressed / highly undervalued properties that need work (preferably all-cash) in low crime areas with strong rental demand, renovate them within budget (again preferably all-cash) and get them rent ready before refinancing them at the highest ARV possible.

I primarily invest in buy and holds, but I do a little bit of everything including fix and flips, airbnb's, mid-term rentals, and wholesaling.

Buyers don't look for financing and its foreign so they don't jump on a forsale listing on zillow.I've had the best (only) luck with zillow rental adds,   starting with the pitch;  rent to own, live in a great home while you pay off owning it.

The two-family property now has better curb appeal and the rental units are much more desirable, which has helped me increase my rental income.

In addition, you want a separate bank account for the rental property to separate it from your personal accounts.

You can most certainly make more money with higher occupancy in your short-term rental.2.
