@Timothy M WeberAs a contingency I would certainly want to look the leases in detail Look them over Good *before I agreed to the sale I also would specify that the seller is to give notice and get sIgnatures to all tenants in any and all units involved that they must vacate and the lease is not being renewed .

Turned out all my properties I was under my deductable so that was a unexpected 16K expense thanks to Irma.Two weeks ago I got a notice from my insurance carrier notifying me come October my insurance will no longer be renewed due to lack of documentation that repairs had been made.I called my agent and apparently there has been some mix up on their end.

Try your best to wade through this and issue a non renewal paper when you get 60 days away from renewal date now you wIll know what to add to your lease for next time .

I'm pretty sure it's legal in NM and they include it into the lease, but they dismissed me when I threatened not to renew my lease over this.
