I lived in California where I hear nightmares about 6 months to 18 months to get a tenant out, if the tenant is wily enough.I'm invested in Missouri now and everyone says 45 days max, but just had a tenant pull some crazy stuff to milk the free rent teat for waay too long;  I'm not even sure what happened there, yet!

We hired an attorney, with great Yelp reviews, and made it clear we wanted a "pit-bull" and instead ended up with a " Toy poodle" who we suspect he is just milking us for fees and colluding with the HOA attorney.

Instead of a deal by deal basis they just give you the money secured by a few rentals as collateral and you  recycle  the money as many times as you can in a year .

Now if you have someone do that stuff for you for free that is great and keep milking that resource, but they will probably want something in return which would be part of your profit so therefore you just spent money.
