Truth is, I think that everyone should start small by buying their own househack, learning the ins and outs of Real Estate, and then progressing to bigger steps moving forward. 

What should my next steps be?

Remarkably, all but two described the same types of properties.The next step is to purchase a property similar to what these reliable tenants currently rent.Below is an illustration of the process I followed.In summary, determine which tenant segment will provide the most reliable income and buy properties they are willing and able to rent.

If not, the way you build trust is to take a step back and gain some experience investing first in some way shape or form.Then you want to assemble a team who have the experience in all the aspects needed to make the proposed project successful.

I used a new agent to help me, he did all the steps to get the information proven, but because I got screwed before, I hired a PI to do a check.

The person stepped out briefly to get supplies, and during that time, someone broke in.

They went a step beyond and put money into the backyard space with a nice fire pit, string lights,  mulch, and lots of landscaping, which gives an awesome look.
