For a genuine hoarder, 6 months would not be enough anyway, heck, 12 months would not be long enough since they have mental blocks preventing them from throwing things away.

Unless you plan on doing all the work yourself, you should factor in termite inspection/prevention, possible tree removal/trimming, clearing gutters to prevent leaks, sending contractors to fix things that break, painting unit after each tenant, changing locks after each tenant, cleaning, appliance maintenance etc.

One of my properties was in the path of Hurricane Florence and while it thankfully didn’t appear to sustain major damage, there’s resulting water stain on the ceiling in the bottom floor.

.- Exterior paint, interior paint - HVAC and water heater appear new, roof appears new- Interior has some water stain marks, replace drywall patches- Replace kitchen with modern cabinets, granite, appliances- Oak floors downstairs hopefully can be refinished- Replace carpet upstairs with composite flooring or nice carpet - stairs are carpeted!
