If I had to do it over again, I would pursue non-bank funding (private equity, seller financing, etc) as a first option in order to preserve my mortgage eligability for the truly "exceptional" opportunities that I did not want to lose.

I have not had issues with property maintenance outside of what I would consider normal concerns for preserving the property.There is an event/idea called "Mortgagee In Possession" which can sometimes occur when a Mortgagee steps in taking possession of the real property while finishing foreclosure proceedings.

It looks like the bank's property preservation company was in the house in 2008 according to the stickers on all the plumbing fixtures stating that the house has been "winterized" (it doesn't get below 50 here often in the winter).
