(being it is in pre-foreclosure) the POSTPONED est. opening bid for it is at $67,500.My question is of course I would like to call my friend and ask about his house (which I will probably still do) and maybe hash it out with him on a deal but that would kinda of be awkward being in pre-foreclosure phase and me asking him to buy his house right or not?

For foreclosures were better in AZ, CA, NV, OR and WA, for 2 reasons: 1) they aren't timely in a bunch of counties, and while we buy a lot of data, we abstract foreclosure notices in those counties because we haven't found any sources we can buy timely enough data from, which our auction investors rely on, and 2) we track the trustee sale auctions (postponements, cancellations, sales), which none of those companies, or Rebo do.I don't think any of the big 3 have vacancy, we do.

Maybe a legal entity you owe money to can take that away if you can't satisfy a lien, but with good planning and smart efforts, you can postpone such a loss for a long time.
