@Bob Floss II, I fully respect that every court and magistrate across the country are challenged with enforcing a unique and rarely-so-quickly-enacted act knowing that the everyone is injured by the events of 2020 and ultimately they are in the unenviable position of pleasing no one all of the time regardless of their ruling.Update on Toledo's specific case I observed in court with the eviction filed before March 27th yet was receiving Section 8 income:Our attorney reported that after the magistrate's reflection upon the act the ruling has been changed to "eviction granted, writ of possession to be stayed until after July 27th".

You'll need to check your local laws but I would have treated this as an Abandoned property, I can't take physical possession of the property until the tenant gives me keys or I go through the abandonment process.

At the Federal level, Section 4024 of the CARES Act prohibits "legal action to recover possession of the covered dwelling from the tenant for nonpayment of rent or other fees or charges" or the charging of "fees, penalties, or other charges to the tenant related to such nonpayment of rent" on covered properties (which is essentially any property tied in any way to the Federal government: i.e. a mortgage backed by FHA, VA, or sold on the secondary market to Fannie/Freddie, receiving Section 8, etc etc).

Now if anyone decides they feel up to writing the REI Encyclopedia library, not to mention they would actually have to possess such commanding knowledge to write such direction guides in each, but by the time they get done writing it all the information would be outdated because REI is like a river not a pond, it's always moving, adjusting, evolving, adapting.

Everyone has to learn the lesson for themselves.In my state, if I want to legally regain full possession of the property, I must name ALL RESIDENTS on the eviction and include "et all" to ensure that if they moved someone in I don't know about that person is included.
