I am a newer REI that has spent the last year doing analysis and preparation to procure some properties out of my current area....Pacific NW...….Investing in this market takes significant capital and provides much smaller return potential over other markets. 

I am confident that I can procure a good deal for a willing buyer.

I would love to purchase a property that brought in 2%, but I don't have the tools available to me (or at least I am not aware of them) to procure such a great deal.

(and he got the product procured in less than 24 hours.) 

The only 'law' is that the seller has to pay their listing agent's commission regardless of who procures the buyer.

It all comes down to how much work and money you want to invest in the procurement process of the property.  

My brother-in-law is good friends with the owner of the moving company and my brother-in-law is a handy man with connections to other contractors to do the repair work on any used trailers that I procure. 

As an alternative, would you use these funds to procure an additional property that cash flows to start growing my personal portfolio which is my goal.

The internet is a great way to procure leads, but I use this in addition to my direct contact approach.

I doubt you would cut any of these people out of the picture because you happened to find another person that could provide the same service somewhere on the internet.3) Procuring cause.
