I'll never paint again and I'm rethinking pets

Think of all the things that could go wrong and see if the lease addresses them: unauthorized pets or tenants, early termination, security deposit, lease violations, late rent, eviction, lawn maintenance, parking, etc.5.

So perhaps you structure your payments at an amazing rate such as if they have already achieved 100% occupancy with quality tenants (i.e. 700+ credit scores, or 4X income levels, or 90% without pets, or other such criteria you deem highly valuable) and require cost-sharing for anything that falls below that standard - the "penalty" I was describing above. 

Additionally, if I were to allow pets (which I will) I could likely add another 50-100$/month, I did these calculations as conservative as I could.Any advice would be greatly appreciated!

My realtor believes I can get 1400$-1500$ especially if I allow pets (which I intend to do).

As a landlord what does a tenants "emotional support animal" mean for me and normal pet restrictions?

No pets.

Tenant shall be charged for all repairs or replacements caused by Tenant, pets, guests or licensees of Tenant, excluding ordinary wear and tear.
