I want to buy a 2 bedroom house and turn it into a 5 bedroom in Los Angeles, any things I should watch out for?

I am a brand new Realtor and aspiring investor in Los Angeles.  

(I find a lot of those ugly messed up houses in the expensive beach areas of Los Angeles where 4000 sq ft land lots go for over a milion)Should I offer to relocate them to a clean and nice place in a cheaper neighborhood?

As an example, if you were looking in Los Altos Hills and wanted to be connected to city sewer, you might not be close to a connection point and  you would have to cover the cost of bringing it to your property.
