While it may be a waste of time to bring the pest guy in only to be told that the infestation won't go away until the animals are treated/gone, it will give you the documentation you need to issue a cure or quit.Given that frontline and other topical flea control meds for dogs are less than $40 for several months, it shouldn't be hard to abate if the tenants are willing.

If they ever do sue I can show a past pattern of abusive behavior and that it is an offensive tactic.This may not be the best tactic but I am very offended by this kind of tactic and want everyone of them to know I will not back down because of it.

You aren't in a position to play hard ball, they will eat your lunch.Play it straight up, put tenants in and rent it if you can, otherwise I suggest you head to the shallow end where you don't get in over your head, no offense, but those ideas were pretty much speculation with an imagination. :)

They get $1200 for a first floor apartment and no offense my father is probably close to a slum lord I keep the house as nice as possible in community areas.

Realtors base it on a bunch of thing, including pendings, for sale, and which way they think you want it to go (no offense to the Agents who actually give honest comps for rehabbers).Running Title also gives you comps, if you can get into it to choose the parameters.
