I have spent the last few months in various neighborhoods and am narrowing down my search to a few properties at the moment.

That's not my market, but it seems like excellent news to me - regulations like that encourage responsible ownership/management without severely handicapping the industry, and in my opinion creates a safer environment in which to operate a business without fearing that super-strict regulations could swoop in at any moment.  

I know part of it was an increase of interest rate, but I think it is more of a market speculation where most people believe the market is inflated at the moment and wait for an adjustment.

While more lucrative the boxes of receipts are really not fun especially if they wait till the last moment.

The stock market and real estate market looks a little unstable at the moment with 500-600 point drops and a lot more inventory.

Growing my network is vital for me at this moment in time. 

@Will ParkerI'm going to assume that it is the hike of the interest rates which slowed down housing sales, and the fact that the industry's bubble may burst at any moment. 

The prior owner didn't keep it safe and the moment I had the money saved up we redid the flooring (turns out the floor was rotted and that was replaced), tub surround, fixtures, toilet, etc.
