Are you sure the tenant didn't misunderstand the amount due on the lease?

For the most part it is just called an early withdrawal fee and there is no misunderstanding.

Don't misunderstand my position here. 

I find that incredibly rude, because I have no idea whether I missed an email with a question or if there's some kind of misunderstanding or if it's because I have a dog, or because I'm self-employed or whatever. 

I think I was misunderstanding something though...

Or I'm completely misunderstanding what you are saying.Cash on cash is a little under 8% (keep in mind this deal is in NYC area) when I do some gorilla math of interest only payment from 50% financed amortized over 20 yrs at 5% rate.  

That is not me misunderstanding things here.
