I suspect your monthly payment is very small.. so if you make it attractive to the contract buyer IE easy to get in and payment lower than rent you stand a 50/50 chance they will keep making payments for 5 years and since they are going to owner occ they will pay more for the home ITs the what will it cost me a month mentality.

My impression of Texas right now is they are seeing new record peaks... and or we are seeing a market top out as it were.. however with the heard mentality that is going on about Texas RE I can see somewhat of a false market happening in some price points as investors rush in to grab the next shinny object...

I haven't received the rent but it's only one month's worth of rent along with late fees, possible destruction to the apartment (I haven't seen the property since I had her served with the 3 day notice, but I'm fully aware how mentally unstable she is) and process server fees.
