I suspect your monthly payment is very small.. so if you make it attractive to the contract buyer IE easy to get in and payment lower than rent you stand a 50/50 chance they will keep making payments for 5 years and since they are going to owner occ they will pay more for the home ITs the what will it cost me a month mentality.

Plus, I would eventually love to hire someone to help me, and having a professional, easy to use system would make it easier for me mentally to hand things over.I am hoping to get a few questions answered from those of you who use appfolio:1.

Just adopt a problem solver mentality and let the chips fall how they may my friend.  

I am impressed with the versatility of the system and am impressed by its capabilities.

Its a kind of "anything is a deal if you know what you are doing" mentality.

My impression of Texas right now is they are seeing new record peaks... and or we are seeing a market top out as it were.. however with the heard mentality that is going on about Texas RE I can see somewhat of a false market happening in some price points as investors rush in to grab the next shinny object...

Maybe your competitors are doing a better job at communicating what makes them different and better.You said you’re working with partners – have them do a mental exercise where they put themselves in the position of a prospective tenant and another exercise as a current tenant.
