You're free to call it "weighted deal" and there is no law against a bad deal - anything you can talk another person into is technically "possible."

An attorney that only does litigation or maritime law, not so good.

Attend local builder associations or networking events, and focus on small contractors or businesses without in-house permit expertise.Highlight how you save time and ensure compliance—it’s a big value-add.

For example, you might leave $10,000–$25,000 in the deal, end up with a $3,000 monthly payment, and only collect $3,000 (or slightly less) in rent.This applies to my local market and primarily to Class B or higher real estate.You’re better off finding a solid property that needs only light cosmetic work (e.g., paint, flooring, or perhaps a kitchen or bathroom remodel), buying it at a decent discount, and putting down at least 25%.

It's in great school districts, so I just listed those in the ad in a neutral, factual manner, which I believe won't violate fair housing laws as long as I avoid implying a preference.

Lower the qualifications.Real estate is extremely local.
