Having a license can do the obvious and bring extra revenue by selling properties along with giving you an advantage with running comps and getting in units but it has many hidden pluses.  

In Tracy, for buy and hold I would say Redbridge, Hidden lakes.

If we had truly wanted to keep all of the corporate owners hidden we could have but it makes it more expensive and takes longer to do things.

I strongly recommend that you keep a hidden lockbox or use electronic keypads.

Most new investors don't have a CLUE how much in hidden costs there are in real estate.

As @Wayne Brooks (the smartest man on BP without a profile photo) hints at, there are a lot of hidden costs in real estate.

Maybe show dramatic pics of hidden damage, water damage from leaking pipes, dry rot, etc.3.)

The hidden stuff you guys are talking about are my main concern now.
