It's more expensive than you'd think and it's a real grind.

Sellers may curse you out, your first mailer may be a dud, finding real buyers may be difficult, people may call you crazy and all of the above but if you educate yourself, focus and cut out the noise you can do this business. 

I realize the time commitment 24 units would take and it would be a grind but construction and real estate are my two passions and I'm willing to do whatever it takes to make it work. 

I wouldn't say any of them are easy, every one of them requires a lot of grinding to get where you are not doing 80 hours a week.

I understand that there are several cons with it and not many pros. i.e smaller clientele base, more rules and hoa problems, noise for rehabs etc.

"There is too much noise from the Dale Mabry Hwy. to build Town Homes."

A block over from me there is always trash in the yards and curbs, some abandoned houses, and lots of noise.  

Then that opens you up to groups coming up to party and trash the place or having noise complaints, etc.

I wasn't successful and it's a grind but the deals are out there.

Just keep grinding and running the numbers and you'll find a deal that works for you.
