I know the topic is largely political so factor our mayor is up for election in 2021 so the program's future will rest on the goodwill generated through the program.I hope any program affects ALL rental properties not units 1-4 in size (children are exposed to lead in all properties not just small ones) followed by ALL HOMES (children are exposed where lead is present - old homes - not just landlord rented ones).

While my suggestions hold no legal backing it will help create goodwill and make it easier on everyone.  

All that being said it's all negotiable and depends on how motivated the seller is just like real estate.A couple of things you need to evaluate when looking to buy any business is the good will factor.

My view is that there's enough goodwill and trust built by us treating her with respect, bring business her way, that she views that time investment as a good thing. 

What good will this potential investor be if that same guy with $300k wants to buy duplexes. 

I go to goodwill to buy my work clothes.

. -- You shouldn't have to live on Ramon Noodles and clothes from Goodwill so that you can afford repairs when things breakdown.Many of the investors who are posting advice like that are probably not making much at their day job and hence suggest that you live a humble life for the sake of building up your next egg of rental properties.  -- Which is fine too if you are in that position.Retiring before 65 with a few paid off rental buildings is the way to go (you can still manage them for monthly income or sell the buildings and add the proceeds to your retirement fund).Good luck,John

I agree that people need to show each other grace, or courteous goodwill. 

A little goodwill never hurt anybody.  

I buy work clothes at Goodwill, have bought two used trucks in 35 years, have bought tires off Craig's List, do my own PM, etc.
