Usually, the higher ones tend to be anything with the plumbing/sewer and landscaping.

If it is a master planned community with a large common areas (perhaps a pool) and extensive landscaping could also be in that category.

Builders often quote the cost for the building only, so you might check to see if it includes landscaping, fences, finish grading, driveway, etc. 

I should also mention that the house backs up to our new lightrail tracks, so I'm hoping to deaden the noise with a few creative ideas - landscaping, etc.  

I'm stuck in the mindset that maybe Park City or Garden City would work for AirBnB properties, but is it a method that works elsewhere?
