VCP has a lot of advantages, but is susceptible to fracturing.  

I soaked it liberally with a good quality enzyme cleaner, but it didn't do much, I then put several coats of BIN primer on it, but if i put my nose down to the floor I can still smell it, however the room doesn't smell any longer. 

And yes, Tim is right, it would really tick off any judge and blow any case you did have.Doing so is not even clever, it's outright lying and should be as clear as the nose on someone's face.

Long time no see...i know @Chris Titcomb he’s a good guy.  

I partner with a couple of young guys in their late 20’s and early 30’s in my nose bleeding expensive market to flip, do some buy-and-hold as well as dabbling into development.

I had one tenant say he was too busy, so he gets a gift card to a coffee shop mailed inside a Christmas card.There will be hard nosed posts about how certain landlords say their gift is the use of the rental unit, gifts are not appropriate, etc., but I reckon what goes around comes around.
