Gone are the days prior to 2019 where I as a complete newbie could buy and get instant equity, use financing at sub 5% and still cash flow while maintaining a reserve balance.

@Brett Riemensniderif you use a HELOC for the down payment + financing for the rest that is VERY expensive borrowing.

Gradually scale by researching high-growth markets, partnering with experienced investors, and exploring financing options like SBA loans.

I think house-hacking is a great idea and I would be more than happy to help you with the financing.

Make sure your financing is in place, and consider whether you’ll manage the property yourself or hire a property manager.

Just don't be an idiot with your finances and it'll all work out.
