Tenant needs a letter confirming resicencey for the school district, because they do not accept a lease that's older than 12 months.I have to say, I love the spirit of the cinder block guy ;-) Yup turnover in those units was done with a hose :) .. still someone failed. other wise the bank would not have taken them back and wanted me to buy them.

So if they failed to do that and didn't pay March's rent, do an inspection and send them a list of any repairs/cleaning and include March's rent as a cost.

If your tenant failed to give the full 30 days notice and owes additional rent, deduct it from the deposit and refund the remainder.
