The people who tend to want a tour are usually already in town at another rental and aren't happy there for some reason or another.

Perhaps a strategy to explore would be to buy in cash, exploit the buying power and get a better deal, stabilize the property over 12 months, have a better assessment of the properties expenses, then finance the property. 

You don't need amenities like short-term and the people looking for MTR has expanded from travel nurses to displaced homeowners, future buyers, just sold sellers, relatives coming into town, insurance companies, etc.

there is  a reason this paper trades as such a low value.at least when you invest say with a HML right there in Denver your assets your loaning against are rock solid.. not some defunct little house in some little OHIO town that died 30 years ago and is never coming back.. 

From there, I would like to explore house hacking/the BRRR strategy, but I know there are rules, regulations, and connections I will need to make all this happen.If anyone is willing to have a conversation or thinks they could use my help in bettering their real estate business in return for some advice, I would love to at the very least create some new relationships.Here is my 2.6 cents adjusted for inflation...What about getting a realtor license?

My wife and I have a 9.46ac parcel in Umatilla (Lake Co) FL that is a lot smaller but we've explored similar options.  

In our town, we have the land and plan to build a 350 unit location about 2 miles north of this location.

I avoid tiny towns unless cap rate is very high like 16 to 18.

I'm building my portfolio of SFRs in Houston area, and thought I had signed up with the best property management company in town.
