Have you asked a Realtor, attorney, or title company in the area who deals with every day transactions?

I currently work as a rental agent so I get to work with property managers, tenants and owners on a daily business and I am learning everyday which is really rewarding. 

@David Greene I would talk to as many lenders as you can everyday until someone says yes because alI you need is one.

I have friends in the banking industry that tell me every day the worst place to borrow money from is a bank! 

Every day I see a few really bad deals posted in the BP Marketplace then I'll see around 20 or so people asking if the property is still available for purchase and stating they're interested.

Real estate investing has changed my life and given me the ability to live every day on my terms.

As someone who has the money, I find people that would like to be my partner every day all day long!

Google and YouTube are great places to get background information and find out what questions to ask, but when it comes down to the details of daily operation you need someone on your side that is working with this everyday.

Or, if they are hyper-targeted and hot leads in too wide of an area for you to door-knock, mail them every 2 days and call 2x every day until you get a hold of them.
