I have a 4-plex on churn creek (further south by Enterprise area, which is a less desirable location than what you've got and attracts the corresponding folks), but i've noticed that it really takes a lot of time and a lot of screening to find tenants that aren't a bit sketchy.

I'm guessing having a decent yield, and putting together a strong business plan (I'm thinking you'd really have to show the buyer has the ability and history to add value in an already well run enterprise).Everyone who has posted in this thread (OP included) already know the limited information I can offer up, as an investor (not a seasoned investor) at such a high CLTV I'd really be wanting to look into the operator.Andrew

Check out propertyradar.com, that is how I can begin my title search and that is how many investors approach the properties, I personally purchased a couple of title reports and found them expensive and incomplete, without loan re-conveyances and loan subordinations, propertyradar has a 3 day trial period and offers low monthly memberships, I pulled property profiles that I take to the county recorder to finalize my research, wish you success in your enterprise.
