Hey Allen, I don't mean to assume but it certainly sounds like some of the conventional lenders you spoke with might not be entirely familiar with investors portfolio structuring. 

I don't beleive this is true based on the IRS site stating you don't have to issue a 1099 if you are "not engaged in a trade or business."  

Sounds like this was a TIC setup which seems an unusual investment for an SDIRA (and problematic, from what I understand.)Aren't you the beneficiary of the inherited IRA?

Eugene sounds like a great option with the university draw, and Portland has some solid opportunities too especially if you're leanign towards the MTR/STR route.
