I am a recovering expertise Monetization Strategist (digital content/products, books and programs)- got a corporate job while I figured things out and now that I realized Real Estate is my thing - will keep said job - while I get my first few deals under my belt and get my RE biz going. 

In your opinion, what digital free resources (e-book, guides, reports, etc.) would a landlord appreciate from a service provider?

We have thought about going to a digital key pad but are not sure about batteries dying and the fact we would still need to catalog all the keys to these pads.There are so many factors I am hoping to gain helpful insight from some of you who may have already solved this issue.Thanks!

When you raise, you might fix a few items in the unit/house or perhaps offer a new digital amenity if available.

Many of the cities on your list are in the Southeast, which is perfect if you want to bet on appreciation but not that great if you want a steady cash flow, if your goal is to generate some passive income target the midwest, and stick to solid suburban B areas, don't make the same mistake as many other OOS investors did chasing high double-digit returns in C-D areas, these returns only exist on paper.
