I have had several friends suggest that it would be wiser to start off with rentals within driving distance of where I live. 

It wasn't until I narrowed my focus on ONLY ONE THING general contracting that things fell more into place...My advice is to educate as much as  possible and find a niche that you can dive deep into.Meeting in person is where I found some of my best friends and mentors in the space.

I took a deep breath, explained the situation and where i was in the process and the fact that he signed a renewal of an original lease. 

I'd also recommend these two books by Avery CarlSmarter Short-Term RentalsShort-Term Rentals, Long-Term WealthI've been doing a lot of the BiggerPockets books as audio books while I drive instead of just my usual podcasts when I really want to drill down and learn a specific topic and I'm loving it so far.

In texas you can for sure and many other states.. this is why buying notes one has to really dig deep into EACH states rules etc..

That will solve the root cause.

If you drive through residential streets versus MFU neighborhoods, there is a distinct difference in most (not all) cases.

I am looking to move as early as November of this year to get a second property closer to Washington DC (~ 1 hour drive).
