Also have your insurance docs and all service contracts handy, and be sure you have invoices/receipts for any and all cap ex items over the past two to three years. 

Also, I totally get you wanting to do your own comparable sales as I am very similar to you in that regard but what I realized for myself personally is that my partner could get pretty dang close to what the ARV would be and it took him half of the time.

Doesn't sound like much but when they do 10 or so a week and turn in an invoice for $100 or more, it becomes significant to them.
