Hi All,As I am reading and listening to podcasts and soaking in info for my first rookie deal, I have been learning the basics on the 1031 transfer concept that can come into play down the road.The question that occurred to me (apologies if it is obvious) is about state lines. 

I understand that I must get a confirmation (or concurrence) from lender that I'll be transferring my personally owned property to an LLC so that it won't trigger a due-on-sale clause when the transferability happen.

Please keep in mind that I plan to rent to college students and the free unit is about 2,000 sqft:- I went to transfer utilities and the past owners have a balance.

Did you get a commercial loan for the LLC or are you planning on purchasing via a residential mortgage and transferring?

(My mortgage does allow it)- Does transferring the property bring any capital gains into effect due to the rise in value?

I would like to put them in an LLC but I believe there is a “due on sale clause” or even transfer which I’m afraid of losing my 4% 30 year loans.

Anything that might be transferable to real estate?  

3) what’s the smallest increase you would do the work of finding a new place, go look at it, pack up your entire house, take a day or two off work to move everything, transfer all the utilities and mailing addresses< etc etc etc?

Do you need to transfer to your LLC in order to get another owner-occupied mortgage on the multi?  

They can properly secure the house following the tenants' departure, winterize it, coordinate utility account transfers, and source vendors to address anything that needs to be done to the house prior to marketing it for another tenant.
