I'm just thinking that all the time and effort I put in to scout and find a property that I can wholesale will be compromised and a buyer comes along and scoops it up when or If,  I give away the location of the property. please advice

I mostly see people on BP talk about getting in trouble when they skip the steps or compromise their rules for "a deal".

All great advice above- I think the key for me was compromise and addressing the issues my spouse had. 

If the pipe was compromised, they will have to replace the pipe which it was the case too.
