look at 50 properties over the next 6 months and make reasonable offers that you're comfortable with. 

@Kyle SimmonsYeah, 1-2% is fair, but as mentioned previously, as the seller you can ask for whatever amount that you feel comfortable with so the buyer doesn't have the urge to just walk away from the deal without having anything to lose.

But have recently thought about the longer term picture and my passions don’t align with my career even though the job is comfortable and technically what many would call a great spot to be as a Physical Therapist.

The OTAs are your bread and butter it's good to learn them and then learn all of the intricacies of managing an STR and once you are comfortable that you got this, then look into PMS if you feel like it will help you.  

I would say figuring out how much research to do to get you to a level of comfort to be able to act but without creating analysis paralysis.

Just North of Spring Hill in Holiday or in Crystal River you can get a better bang for your buck but it all depends on your comfort level.I am over in Pinellas County by Madeira Beach/Treasure Island and 4 units over here are about the same $650K to $800K depending on year built and closer to the beaches.

Any travel nurse is a brother or sister in my field, so my plan is to make sure their housing is everything they could imagine in comfort and necessity be met.
