If you have updated a rooms flooring, cabinets, paint color, appliances, you might want to get updated pics of that room. 

Before doing that sorting, print out all your credit card statements and bank statements, take colored highlighters, designate green color for business, pink for personal and yellow for mixed and color away those statements.

I'm not looking at this situation with rose colored glasses or anything, however, we have to take this one step at a time. 

We've been searching for almost a year for a house hack around Baltimore with decent public schools, so when I saw this particular home I put on my rose colored glasses.

The color of the pain on the walls shouldn't matter (paint is cheap). how nice the kitchen is shouldn't matter.

absolutely but don't feel bad, even with the older ones there will ALWAYS be a few undetectable $$$ surprises.We had a horrible chipped, colored many times, bathtub & leak prone tiled surround in a circa 1978 SFR & we didn't have the time to rehab it.
