I have been collecting my own payments, but it is time consuming. and following all this around to make sure the ins. and taxes are paid. 

Also, focus on 2 years of job/income stability.Class D Properties:Cashflow vs Appreciation: Typically, all cashflow with little, maybe even negative, relative rent & value appreciationVacancy Est: 20%+ should be used to cover nonpayment, evictions & damages.Tenant Pool: majority will have FICO scores under 560, little to no good tradelines, lots of collections & chargeoffs, recent evictions.

The challenging part usually is collecting on that judgement.

If I hired a PM that would also take care of collections (among other things) would I still need a service like rent redi?

Will need some work to get it ready, and I'm collecting ideas to make it stand out. 

Also keep in mind that it can be hard to collect from tenants that don’t always have the means to pay their own rent if and when things happen.

Even though I will most likely win the case with my own funds fighting it, all three insurance companies found language in the contract that disqualifies coverage for this type of event.So I dont have faith in most insurance companies - they all seem to tighten up when claims are filed. 

I also think the rules vary whether you collect other tenants rent or not.
