They have a stats page that can help you do some research about your market I also use DPGO for stats because it’s free but Price Labs and Airdna are also paid alternatives 

I assume if theirs a meth lab in one your rentals you would have to almost tear it down to studs, but thats just a guess.

BS Chemistry MS Chemistry Neither of which help real estate except to give me a stable well paying base salary and W2 with which I fund my deals.

She may be living better thru chemistry, which would explain a lot.You can offer anything you like, however if you use seller carry back financing to pay seller for balance of equity due over sub-2 loan balance, you structure to make your profit later.
