I don’t want my lack of experience with motels to stand in the way of making this opportunity a success.I’m primarily looking to connect with investors or operators who have experience with motels to learn more about this asset type.

What made you interested in investing in this type of deal?

Personally, and what I would do for my clients, I would connect with a local community banker to discuss the property and see if their bank would entertain this type of financing (not all banks like doing this type of deal).

That makes me wonder...if there is some type of recession, would that slow down the velocity of $?

What type of properties are you looking to acquire to scale your portfolio?

I purchased sub2 a handful of times for fix-and-flip types of situations, where I was in and out of the deal in 3 months.  

What type of properties are you seeking; SFH, Condos, Townhomes, Duplexes, 3/4 plex, ect.  

I do see many investors incorporating a similar strategy with new construction builds, heavy rehabs, or in instances where the property was bought far below market value (usually a wholesale type transaction).

This means that sometimes the insurance will be higher than you would think it would be or need to be but be warned; insurance is a "get what you pay for" type of transaction.

- Value add - What other types of value add is typical for self-storage?
