The block walls were sealed with a product similar to B-Dry, like you would normally find in a basement.

Also mold growth can become a bigger issue depending on extent of it.Also drain waste and vent lines can turn into larger expenses if corrections are needed.

Rural to weak suburban is a no go unless a local investor that lives their and understand the area block by block.  

Littlejohn, you're right, the turnover on month to month leases would be a huge drain.  

In regards to your permitting issues, what road blocks are they putting in your way?  

And you're right if a property is not sold it will be returned back to the auction block, use this to your advantage, keep track of the properties and build a case.
